The Platform
Lands55 is an automated land due diligence platform built for land investors. Upload a list of parcel APNs and receive a detailed, color-coded report covering flood risk, wetlands, slope, road access, nearby services, and estimated comparable sales in minutes instead of hours.
Lands55 is built for land investors, wholesalers, and land flippers who need to screen large numbers of parcels efficiently. The platform helps you identify red flags early and focus your time only on parcels worth pursuing.
You can analyze parcels in two ways:
  • CSV Upload Upload a file with your parcel APN list and the system analyzes every parcel automatically
  • Manual Entry Enter a single APN directly if you want to check one property
For each parcel, Lands55 runs automated due diligence checks and returns a structured report with color-coded PASS / WARN / FAIL results for each criterion.
Each check returns one of three results:
  • PASS The parcel meets the screening criteria for this check
  • WARN There is something to be aware of, but not necessarily a dealbreaker (e.g. a nearby wetland, limited road access)
  • FAIL The parcel does not meet the criteria and may not be suitable for investment
The overall result for each parcel reflects the combined outcome of all checks.
Data & Analysis
Lands55 evaluates each parcel across multiple dimensions, including:
  • Flood zones (FEMA NFHL)
  • Wetlands (National Wetlands Inventory)
  • Terrain slope
  • Road access
  • Drive time to the nearest major city
  • Nearby services (supermarkets, gas stations, hospitals)
  • Nearby attractions (lakes, parks, trails)
  • Comparable sales estimates (auction, mailer, dealer, retail)
Lands55 aggregates data from multiple public geographic and government data sources to provide reliable screening indicators. The platform is designed as a research and screening tool not a substitute for full due diligence. Always verify key information against official county records before making purchasing decisions.
Yes. Where available, Lands55 estimates four price points based on comparable land sales:
  • Auction price tax deed sales and auction transactions
  • Mailer price direct mail offer price
  • Dealer price investor-to-investor wholesale price
  • Retail price MLS / open market value
Comparable sales coverage is currently available for selected counties and is expanding over time.
Lands55 currently supports 30+ counties across Arizona, Florida, Arkansas, Nevada, Colorado, and New Mexico. Coverage is continuously expanding. You can view the full list of supported counties in the Counties section of the app.
Yes. After each analysis run, you can download the full results as an Excel (XLSX) file. The report preserves all your original input columns and adds color-coded results for each due diligence check.
Getting Started
Your CSV must include two required columns:
  • APN the parcel identification number
  • county in the format mohave_az, putnam_fl, etc.
Optional columns: lat, lon, owner. Any additional columns you include will be preserved in the output report. Download the sample CSV from the upload screen to see the exact format.
Manual land due diligence typically takes 45–90 minutes per parcel. With Lands55, dozens of parcels can be screened in just a few minutes, depending on the number of parcels and the counties being analyzed.
Subscription & Billing
Yes. Lands55 operates on a monthly subscription model. You can choose the plan that best fits your needs based on the number of parcels you want to analyze per month.
Yes. You can cancel at any time from your account settings. Your subscription will remain active until the end of the current billing period, and you will not be charged for the next cycle.
After cancellation, you retain access to Lands55 until the end of your current billing period. After that, your account remains in the system but access to analysis tools will be limited until you renew.
Yes. You can change your plan at any time from your account dashboard. Changes apply starting from the next billing cycle.
No. All Lands55 plans are billed monthly and can be cancelled at any time with no long-term commitment.
