Flood Zone
Checks if the parcel is in a FEMA flood zone. High-risk zones (A, V, etc.) are automatically rejected.
Wetlands
Checks for wetlands near the parcel. Wetlands restrict development. Desert washes (Riverine) trigger a warning only.
Slope
Calculates average slope. High slope makes building, access, and septic installation difficult. High max with low average = warning.
Road Access
Checks for paved road access near the parcel. Land without road access is worth significantly less.
City Distance
Calculates drive time to the nearest city. Land too far from urban infrastructure is harder to sell.
Street View
Checks for Street View coverage nearby. Informational only - does not reject parcels. Helps assess accessibility.
Nearby Amenities
Checks proximity to supermarket, gas station, and hospital/clinic. Basic amenities matter for marketing.

Finds nearby recreational attractions - trails, parks, water, scenic spots. Informational only, does not affect pass/fail. Adds ~15-30s per parcel.
